Founded in 2001 by Robert Cole, former CEO of Lodgian, Inc., Hospitality Ventures is a privately owned, fully-integrated Atlanta-based hotel ownership and management firm. Primarily during their time at Impac, they have successfully owned and operated more than 150 hotels in every conceivable size and service category. Hospitality Ventures owns and operates 12 hotels that collectively have over 2,000 guest rooms.

  Hospitality Ventures, formed in 2001, is a mid-size hotel ownership group specializing in the acquisition, repositioning, development and management of franchised full, limited-service and upscale hotels, with a brand focus on Hilton and Marriott franchises, With its unique skill sets of sourcing, repositioning and operating hospitality real estate, Hospitality Ventures seeks to take advantage of under-performing and distressed situations in the public and private hospitality real estate markets.

Hospitality Ventures’ specialized and experienced senior management team has extensive industry experience and a network of relationships that ensures significant investment opportunities and access to strong strategic partners. This combination value gives Hospitality Ventures the unique ability to execute its strategy and offer investors superior returns.

With an average of 100 years of industry experience, Hospitality Ventures’ principals boast an established track record of identifying and capitalizing on opportunities in the hospitality real estate industry. Since 1991, the principals have made aggregate investments in more than 60 separate hospitality real estate assets with a gross acquisition or development cost of approximately $530 million. The average internal rate of return on assets sold is 87.4 percent. The remaining acquired or developed hotels have averaged a 14 percent un-levered yield to total investment cost on a stabilized basis.

The company currently owns and operates 12 acquired hotels, consisting of more than 2,116 rooms. All hotels operate under franchise agreements with Marriott or Hilton. The properties are located in Alabama, Georgia, Kentucky, Maine, Michigan, New Jersey, North Carolina, Oklahoma, Tennessee and Texas.
